On the bays side — Torbay, Long Bay, Browns Bay, Mairangi Bay — add salt air to that, and the fixings and flashings go first. Inland at Albany and Glenfield it is usually tiles and a tired ridge line. Either way we will get up there and tell you which one you have got, and what it will actually cost to sort.
